Parkway Villages (77077)  Est. 1997  Parkway Villages is a collection of gated enclaves located just south of Buffalo Bayou. The Villages are sited on about 200 acres between Eldridge Parkway and Highway 6 as well as the close proximity and ease of access to Westheimer, which borders this community to the south. The downturn in the 1980s squelched plans for an office park near west Houston's energy corridor, but the streets had already been put in. This development of patio homes and lavish estates was started back in the early 1990s. Sueba bought 210 acres to develop high-end homes, and after overcoming some financing hurdles, built the first house in 1993. They carved out a dozen or so gated villages off the main streets that contain as few as 24 houses and as many as 108. Old trees were saved in one section where million-dollar homes center around a lake.  As Parkway Villages has progressed, the buyer profile has changed. Originally, it appealed to retired people. Today, the typical buyer is more likely a family drawn to Houston Independent School District's flagship schools that have opened in recent years.

All homes are well-designed in their architectural amenities that include grand porticos, covered verandas, libraries, and wine cellars. Parkway Villages offers the many conveniences of a master-planned community while nurturing a sense of closeness through its small gated communities. The homes have also changed. Brick used to be the most common building material, but now its stucco. Building is denser as patio homes and even some urban-style townhomes have filled in the development, which contains 601 homes. Terry Hershey Park, offers miles of hiking, biking, and jogging trails, and borders Parkway Villages to the north.  Nearby Lakeside and Royal Oaks country clubs, West Oaks Mall and Town and Country Shopping Village, offer Parkway Villages’ residents an active social life. This quality development combines an appealing location and the conveniences of Houston's west side with the exacting architectural standards and luxurious construction of its homes, making Parkway Villages a top choice for many Houston families. Students of Parkway Villages attend the highly sought after Westside schools of Houston Independent School District. The elementary school is Barbara Bush Elementary and older students attend West Briar Middle and Westside High Schools.   Most homes range from around $300,000 to $1.5 million and were primarily built by small custom builders. Homeowner’s dues vary but average around $800, and residents enjoy a low tax rate.
